Anyone else waiting with Santander?

My husband and I have reserved a newbuild using the help to buy scheme. Our broker submitted full application on Wednesday 18th and we’ve received the hard credit check, our broker said valuation is booked for this coming Monday and subject to that being satisfactory we will get our offer 3-5 days after. Just wondering if anyone else is waiting for an offer, I’m guessing we’ll know after Christmas!?

I had my valuation last week with Santander and received the mortgage offer the same day, for a remortgage, so it can be very quick. I'm guessing for a new purchase and a new build it will just take that little bit longer though, especially with a few days off for Xmas, so try not to worry!Excuse any mis-spelt replies, there's probably a cat sat on the keyboard0

How long did your application take in total - when was it submitted and was the case that valuation was instructed straight at time of application submission ?0 -
Good luck! Still nothing from Santander. Valuation was originally booked 20th Dec and we heard nothing so chased with the broker who told us they don’t think valuation happened and found out it didn’t and we don’t know why, now re booked 6th jan
feels like it’s taking forever, doesn’t help with this time of the year but by the 6th jan for the valuation it’ll be over 3 weeks since full application submitted.

thats v strange as I think Santander's panel is linked to valuation serveyors firm and as soon they have booked the survey they update the records on Santader's portal. Which should also send an automatic update to the Mortgage Broker.

I thought this was strange too. As far as we were aware the survey was booked for the 23rd Dec as our broker also confirmed. We heard nothing all day then 24th (Christmas Eve) our broker called to say no valuation happened and they couldn’t find out why. But that it’s now booked for the 6th Jan which I find really frustrating because it’s making the whole process longer. It’s for a newbuild and I wonder if contacting the the developers sales people would help? Just to see if they know why the first valuation didn’t happen...0

thats great - surprised to know surveyors they use are that quick to report back to bank as usually surveyors take 24-48 hours to issue the survey reports I guess .. have you had your survey done earlier in the morning which might have left enough time for the surveyor to issue the report out for bank's attention ?0

Have you tried asking your broker to move the survey earlier ? clearly they have more survey firms to choose from and they can easily panel out to next available surveyor if first one isn't available. Also they have 4 working days within this week assuming 1st is bank holiday0
