No electricity for 3-4 weeks - Private Landlord

  • A non-expert comment: I would guess the LL sees it as the tenant's fault for changing the meter when the electrics were otherwise appearing to work okay, so doesn't feel obliged to help out.

    Hi there. Some LLs would think that way, yes: as long as it's still working, why spend money on it? Many LLs hate it when a tenant does something that costs them money.

    I wasn't addressing the rights and wrongs, just commenting on why it might be that the LL is being unreasonable.

    You had a smart meter fitted.
    Did you ask for the Landlords permission ?
    Once the electric company arrived at your home they found something seriously wrong with the fuse board and condemned the electrics in the property due to fire/electric safety risk.
    The Landlord did send an electrician around promptly but he/she could not fix the problem straight away.
    The Landlord should arrange for the fuseboard to be repaired or replaced ASAP but with Xmas coming and electricians being very busy people this maybe a problem.
    Does the property have a EICR report within the last 5/10 years ?
    You mention 2015 !
    As others have said the LL has a legal responsibility to sort this or rehouse you ASAP
    PS the ryefield board is one expensive but of kit and not every electrician knows how to fit/replace them.

    I've never heard of a "Ryefield Board", but a quick google suggests it's a brand of distribution board most commonly used in commercial and industrial applications. It certainly doesn't appear to be domestic.

    So this begs the question of whether this is even your landlord's responsibility, or whether it's part of the freeholder's management company's purview.

    Sounds like they are also common in HMOs and multiple residence buildings. You wonder how it managed to catch light . .

    Wonder if it's the tails leading into the box that need replacing - which could be a large job - rather than the CU itself. If it is 18 guage S/S and brass contacts, there's not a lot to go wrong with it, and the internal parts should be obtainable separately.

    My understanding is The OP does not need the landlords permission any more than the electricity board need the landlords permission to make a routine meter swap when the meters get too old.
    The landlord should be delighted that he is no longer putting peoples lives in danger and is not risking his insurance being voided.
    As for the electricians being too busy as my old boss would say
    If I offered you £10000 to this solve this problem before christmas I bet it would be solved
