Self Build Property Deeds

We are currently updating our land title details on HM land registry to include our self build house that we currently live in. We have a registered new address with the local council for the property.
Do we also need a property deed to show ownership? If so, can this be done without using a solicitor?

    The LR details are the "deeds".

    It would be massively preferable to use a solicitor if you aren't sure exactly what you're doing than to get it wrong. It won't be expensive.

    as long as the Land Registry Title shows the boundary, the Title type (freehold whatever) and references any relevant documents, deeds, conveyances that have covenants etc (which should also be submitted) then that's the 'deeds' sorted.


    But if in doubt use a solicitor- more moneysaving than making a mistake.....
  • Thanks Adrian. Our solicitor said we had to pay £300 but I have spoken to the land registry and it’s free to update the title deeds using an AP1 or a covering letter with proof of new address. They will add the building to the title deeds but it’s only the actual land that concerns them. I will apply for the update myself. I will then speak to a solicitor to see if its all sufficient.
    I have owned a property previously and there were the HM Land registry deeds and also property deeds. It was an old house and it may not be necessary anymore

    The deeds were the old way of doing it, replaced by a LR registration.
