Guarentor Help Needed Please!!!

Please can anyone help? My mum has asked my partner to be guarentor on a privately rented house. She says it's "just a name on a form" BUT he would need to have credit checks, references and a day off work to go fill in forms at the letting agency so it's obviously not just that!
I'm thinking we/he would be guarenteeing to pay the rent should it not be paid or for any damages maybe?
How long would we have to guarentee for? - Could we do it for 6 months and then get taken off?
My mum would be claiming H.B and paying a small amount herself - would we be guarenteeing the full rent or just the part she will pay herself?
Also we have debt ourselves and a ccj from January where we almost lost our own home. We are managing fine now but no way could pay another lot of rent on top!
The worst thing though is that my mum is in a refuge so if we don't do this you can imagine the guilt but then again we may not be able to because of the credit checks?
Please does anyone have any knowledge of this kind of thing I desperately need help we have until tomorrow and if she doesn't have a guarentor by then the house will go back on the market.

As a guarantor you would be liable for te whole rent, if the tenant failed to pay. AFAIK if the tenant renews the tenancy the guarantor is automatically still guaranteeing (though check what you sign).
If you can't afford to commit to this, your "get out" is that your partner wouldn't pass a credit check and so there is no point.
Some landlords would be happy to accept a tenant without a guarantor if the tenat paid 6 months rent up front. Sorry to hear about your dilemma!
Firstly, additional charges might occur with setting up a guarantor system for the tenancy. Secondly, if acting as guarantor it is normally all of the rent that is being agreed to (what if HB was late being agreed/paid??). Shleter or the CAB could probably confirm this.
As there is a CCJ issue it will probably exclude someone from guarantor duties anyway. All rent might be asked for up-front under such circumstances anyway.
Don't feel guilty - there might be another way you can help. Is there anything family member or friend who can help? With best intentions you might volunteer your name on a form, but it could backfire bigtime!
I would check with Shelter, Citizens Advice and perhaps the housing department in the local council. If no guarantor can be found they might increase benefit allowance??

A guarantor, is a legal document which can be used in a court for the arrestment of wages, can result in a CCj / Decree and can lead to the inhibition of a guarantors property or seizure of other assets, no one should ever sign as a guarantor without giving it great consideration. As a company who rents property we will check with Land Registry that the GUARANTOR owns the property that they live in, (as do others) we always SPELL OUT their liabilities in becoming a guarantor.If you can't afford to commit to this, your "get out" is that your partner wouldn't pass a credit check and so there is no point.
