    While we try and be helpful, you also need to help yourself and know the basic legal things you as a LL need to do, gas cert, deposits, e.t.c

    can you clarify a gas cert was done or needs updating? deposit protected?

    G_M has already provided info in his post, follow it to the letter, his stickies are legendary

    As the EPC etc issue has been brought up again, might be worth checking the gas report:

    You say you had to 'redo' the gas report - was there a valid gas report provided at the start of the tenancy?

    If not, it may now be impossible to serve a valid S21 Notice. Providing one subsequently does not meet the requirement to have provided one at the start. See

    Oh, I don’t know why I had a go at you. Sorry. I just see so many of these threads descend into castigating the OP over imaginary oversights and made-up misdemeanours.

    It’s difficult enough for the landlord, even if he has done everything perfectly. A determined tenant can get free accommodation for the best part of a year. He can wreck the place deliberately, and the chance the police will prosecute for criminal damage is nil.

    Then the LL asks for advice and gets mocked for things he hasn’t done wrong, or he gets told it’s a business and he got what he deserved.
    No reliance should be placed on the above! Absolutely none, do you hear?

    For a chance of a more sympathetic hearing, LL's could post on landlordzone.......:)

    I had no intention of berating the OP, just wondered why he/she casually mentioned having to issue the EPC etc when (as G_M has already pointed out) they should have been issued at the start of the tenancy.

    I just got the feeling that, somewhere along the line, he/she hadn't been paying attention to his/her business.
