is this damp or something else (images attached)

I have got this in my recently renovated house (1 year old). This is an internal wall, one side is living room where the damage is and other side is bathroom.
No other walls of living room are affected including outer/external walls (where originally rising damp was present before renovation/dpc treatment).

i am confused if its leaky pipe work, rising damp or moisture building on a wall (but why on just this wall only).
Will appreciate any ideas.

hmmm - i had something similar on one of my internal walls when i moved in 4 years ago - but mine is residual damp in the plaster from rising damp, and salts coming through above the DPC.
With it being that low on the wall though, i would assume water is getting in somehow0 -

Visibly there is just towel rail and pipes for it coming from the wall. Attaching image for that as well.

Judging from the radiator photo, there's at least central heating piping in the wall cavity.(Nearly) dunroving0 -

If the boiler pressure ok it's likely just a touch of plaster bubbling from the renovation?0

What type of partition is it? ie stud, brick, block?
What type of finish is on the partition? ie wet plaster (no pun intended), plasterboard on stud (with or without skim coat?), dot and dab plasterboard?
Before you can eliminate and define what the issue may be the base materials need to be identified.
Unless wet plaster used then unlikely to be residual drying out.0 -

yeah boiler pressure is ok as long as one tap is on.
if i switch on both downstairs and upstairs shower then pressure goes down - which i guess is common with combi boiler.
i have fixed it once (sanding, putting easy filler, sanding again, painting) but it happened again in a month time.0 -

it's bricks wall, multi finish plaster, crown paint on living room side. other side is tiles.
initially i thought its because of builder painting on wet plaster. so i repaired it in summer month. but it happened once again in a month time.0
