    Going to throw my hat into the ring.

    From what you've said I'm going to guess that what you've been supplied is actually leasehold deeds. That would be very common for it to literally be just the house - the freehold title would then encompass the gardens etc.

    As others have said you need to tell your solicitor that you don't think the plans are right to allow them to query with the sellers solicitors.

    UPDATE
    The solicitor has sent a copy of a HM Land Registry MapSearch page showing the correct boundaries of the property and tell me that those boundaries confirm to an 1880 indenture. I am not entirely convinced of that as the indenture shows a street bordering the top of the property whereas maps from that period show no street.

    I have not seen the text of that indenture so guess I must bow to their superior knowledge on that issue.

    Maybe the sellers (lenders) decided in view of the confusion it'd be easiest to register it before selling it now ... so the OP should now be able to locate some documents for it on the landregistry.gov.uk website.
