Experiences of Belvedere/Erith/Slade Green

Hi I'm a first time buyer with a budget of £280,000 keen to stay within London and commutable distance to family in South East London (Bexleyheath/Eltham). I'm looking for a 2 bedroom terrace or end of terrace to purchase and with my budget these areas keep coming up. Anyone have any advice/experiences of living in these areas? I understand that they will be good for the upcoming Crossrail but that's about all I know.

Belvedere perhaps, though much of it is a long way from the station. There are some nice bits of Erith though probably out of your budget. Slade Green is a hole.
Closer to Abbey Wood station and crossrail would be better but tbh with your budget you are going to struggle to find anything. You might do better going further out but even the nicer bits of Dartford are going to be difficult.
Either save up more money or look at flats instead.0 -
Agree with the post above. Belvedere is alright. Some decent areas. Erith is so-so. Compared to Belvedere there are fewer decent roads to choose from. Some of the older roads are late Victorian / early Edwardian terraced houses that were built without cars in mind and the parking along those is a nightmare, with no scope for any off-road parking. I’d avoid the area around the tower blocks along Larner Rd. Slade Green I’d just avoid altogether. It is grim.
Have you looked at Barnehurst / Crayford area? Just within Zone 6 and an easy commute to the places you mention. Crayford is the more affordable and still has some pretty reasonable areas.0
