I'd take that flood checker with a pinch of salt and make your own enquiries. I've just put my address in where I have lived over 20 years and it says the same as the house you are interested in. There has not been a single incident of flooding anywhere near here.0

My house is also in an area at risk of flooding from groundwater, not from rivers or sea; ironic, since we have a (small) river not too far away but the ground does slope away from us... Or it did, until "developers" (I have a different name for them) began building a housing estate on the flood plain behind us.
OP, please take into account the possibility of further new-build incursions around the property you intend to buy. Please do your research; don't buy in haste and repent at leisure.
