Completion day - what to check

We have exchanged contract today and to complete on next Friday but we are planning to collect the key on Saturday. Is there any risk not to physically present on the completion day? Is there anything that I should check on that day for example inventory? This is not a new build.

Not really. I guess it's good to be sure you've actually been given 'vacant possession' (ie grandma not still left upstairs in bed) but to be honest if anything like that happens on Friday afternoon, you'll be dealing with it on Monday when the legal bods are back at work, so no difference!Is there any risk not to physically present on the completion day?

My concern is what if the condition does not match with the content and fitting form or the condition of the house is significantly poor than I initially seen. How do we normally deal with that?0 -

If you had any concerns that the property might not be in the same state as when viewed you should have gone to see just before exchange and then just before completion if there is a gap0 -
If that happens, it's unlikely to get resolved late on Friday. So whether you find out on Friday or Saturday is not going to make much difference.Thanks for the advise so far.

no big deal - in fact it's an advantage, because sometimes you don't get acess til late on the completion day... (assuming you have already insured the property from the date of exchange, as most people do, so that if it burns doewn you are covered...)

makes me think that either you are over-thinking this or that you really think the vendor (or somone else; tenant? squatter?) is going to trash the place, rip out the antique fireplaces or whatever?
That really doesn't happen; there will always be minor things wrong with the house, but unless the vendors have really mis-represented something in writing, and especally if you are worried about something you forgot to survey, that's down to you as the new owner.
I've bought about eight or nine properties over the past 40 years and there were never any problems or surprises; I never even bothered with full surveys..

The only risk I can see of not being there is the fact that the previous owners might not move out on Friday if they know that you are not going to be there. You also need to change the locks.0 -
