Sourcing agents

On social media I have seen alot of people working as sourcing agents. What's the catch?
Now I don't mean the paid for adverts that includes famous ex sports stars like Robbie fowler and one I saw last week with Roger Black where these millionaires are advertising housing investment courses. That I also don't understand why they would do that. But that's a different thread.
I am about agents, who can find/source you cheap BTL houses. One, example is my sourcing hub on Instagram.
Why won't the sellers just put house on market, why go through these type of agents who only market to people on their books?
I'm assuming houses with issue that needs cash buyers but that's what auctions are for.

Usually they are a bunch of shysters wanting to charge you for what you can get for free looking on rightmove.
"Sourcing agents": If there really were these bargains out there, wouldn;t they be buying them themselves? If they ain't buying them themselves, somethings wrong, eh!
I'd deport them: Syria or South Georgia....0 -

As you say, any rational person would read that and say it's an illogical proposition - it doesn't make sense. It must be a scam.
(Just like any rational person who reads an advert offering £10 notes for £9 each - they'd say it's an illogical proposition, it doesn't make sense. It must be a scam.)
But I guess there are people who somehow believe it and pay these 'sourcing agents' a chunk of money anyway.
Although, I guess there may be a few edge cases where 'sourcing agents' search out naive, vulnerable homeowners - perhaps in financial difficulties - and trick them into selling their home cheaply.0 -
There are a few that operate in the Cotswolds, and I guess other similar areas but I guess they are set up to locate and filter out specific types of property to a spec set by people too busy to keep viewing properties and who just want a shortlist.
As to simply sourcing something, then the usual portals will do that for you but this forum is full of internet literate people, not everybody is as able.Signature on holiday for two weeks0
