Survey Report Feedback

Hi All,
Looking for some feedback on a home buyers survey report recently received for a property we are purchasing. Quite naive to a lot of this as a first time buyer so unsure of 1) what it actually means reading between the lines; 2) indicative costs for remedies. Bizarrely, there was a very similar post with similar issues posted today.
Urgent conditions requiring attention include:

Main roof
The roof is pitched and covered with slate on a timber frame.
The roof coverings require an overhaul to slipped and broken slates. Repairs should be carried out to ensure that the roof remains weathertight and does not
leak.
2 -
Access to the roof void is from the hatch within the bathroom.
The roof structure is formed of traditional timber construction.
Within the roof void we could see no signs of significant deflection or movement.
Defects including penetrating dampness to timbers were noted and repairs are now required.
The main roof void does not appear to be sufficiently ventilated. Fixed air vents should now be installed to prevent moisture condensing on the timbers. In the long
term, it is possible that timber decay could develop if correct ventilation is not installed.
The main roof void appears to be adequately insulated.

Sub-floor ventilation
Suspended ground floors require ventilation to prevent an accumulation of moisture within the floor voids. This is achieved by vents built into the base of the main walls. There are an inadequate number of vents of sufficient size to provide satisfactory ventilation under the floors. It is probable that dampness and
condensation will develop leading to timber decay. We recommend that additional vents are installed, but it would also be prudent for sample floorboards to be
raised to check for signs of sub-floor damage or decay. Any obstructions should be cleared to ensure an adequate cross-flow of ventilation.
These are the defects requiring urgent attention, in the surveyors opinion. The surveyor noted the market value as the price we are paying so seemingly not too expensive, I'm interpreting, or room for negotiation with seller.

Sounds like you actually got a surveyor who actually did their job. Mine missed all this.
With regards to price, you’ve offered a price, bank will lend against that price... where is the negotiation?0 -
