Kitchen extractor flue pipe placement?

We live in a semi-detached house and are redoing the home from the inside. We are also doing a rear extension on the property, in the same length as our neighbour's extension, in which we will be putting our living room. We are drawing up a party wall agreement with surveyors, however, our neighbour has had a problem with our placement of our kitchen extractor fan. Our cooker and extractor will be on the party wall inside our home, and the flue pipe will be carried through our extension, and will point straight into our own back garden. The neighbour is having a problem with this as she alleges that the fumes will enter her back garden, and does not want us to place our cooker and hood in that direction. I have read rules about needing the flue pipe to be at least 600mm from a boundary, which we will do. The neighbour is trying to claim that the fumes will go into their garden, even though the pipe is not pointing in the direction of their garden and will be at a 600mm parallel distance from the fence separating our gardens. What can I do in this situation?

To me, getting on with my neighbours would be worth a bit of extra ducting.
Move the outlet upwards or away from the boundary.0 -
Thanks for this! We are keeping the distance as the legal requirement suggests. The neighbours, however, are already a pain!
They are increasing our costs as they have employed their own party wall surveyor (which, by law, we have to pay for) because the existing one said that they are not allowed to dictate the internal placements of our house. So that's another £1500 bill for us0 -
If it's as far as it needs to be, then I don't see what leg they have to stand on.
This is what the PWS are there for. To interpret the law, not allow the neighbours to.
For £1500, I'd have reconsidered the kitchen layout. Not just the £1,500 but the fact that the extractor isn't going to be very effective with a huge length of ducting.You'll need extra draw on the extractor to achieve less, iyswim.

Thank you!! In regards to the length of the pipe, that is a good point - I hadn't thought of that. Will definitely look into it0 -
Do check that the fan you're thinking of getting is capable of pushing a long column of air. And take into account any bends in the pipe - they make a big difference.
The cynical me would get everything complete, except for the final hole in the outside wall for the flue. Wait until everything is signed off and complete. Then get somebody in with a hole saw and the final lump of flue pipe.If it sticks, force it.
If it breaks, well it wasn't working right anyway.0 -
