    We bought ours in 2017 - asking was £440k, probate with two fallen through sales due to issues further down the line. We offered £375k and this was the price paid.
    Put into context, our neighbours (identical bungalow but garden slightly larger) sold six months late for £465k in a the same condition
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    Depends how much you want something and how much you think it's worth. I don't think any asking price is what it's worth. There is always, in my opinion, at least 10% negotiation.

    Complete nonsense.

    There are plenty of houses which are listed at a reasonable price and either sell for that amount, a few percent lower or very occasionally actually higher than the listing price. They do tend to go quickly though so unless you make a point of religiously checking Rightmove every day or two (as I did for about 6 months in 2017) you'll miss a lot of them.

    My house was a repossession.

    We had made an appointment to see it before it was taken back by the bank and were met at the door by someone who told us it was no longer for sale.

    A couple of weeks later I noticed in passing a new For Sale sign outside.

    They wanted £95,000 for it but we played hard ball when the EA started chasing us and making out there was a lot of interest in the house (we had solid proof no one else had looked at it besides us).

    We got it for £62,000. That was back in 2009.
  • Fail story;

    Offered 232 on a flat priced "offers over 250" - had been on the market for 6 months at the time- offer declined... or to quote: "No chance" :huh:
    (I personally didn't think that was a cheeky offer as the kitchen cabinets were falling off, bathroom needed re-fitting, and needed complete redecoration)

    EA miffed as vendor had a property that they wanted to offer on,

    To date: property still on the market - 10 months and counting.....

  • I bought my house earlier this year. It’d been on the market for months so I thought a cheeky offer was worth a try. EA really pulled out the stops to make me up my offer, but either he thought I’d just fallen off the turnip truck (the vendor is currently considering 2 full asking price offers AND an offer of AP+£20k!!) or I was immune to his ‘charms’. (You’re clearly an intelligent and forthright woman, you’re too smart to let this fantastic opportunity slip away!!)
    In the end I got for far less than asking price. Mostly cos I stuck to my guns, having read so many threads on this forum.
    I removed the shell from my racing snail, but now it's more sluggish than ever.
  • Offer success / completion fail story :)

    Offered 310k on a btl flat advertised as "offers above 350k" which had been on the market for a few months. Agreed at 315k (on the basis that, as a mortgage broker I would be a supremely proceedable buyer and completion needs to happen within 6 weeks!). 2 days before exchange, seller pulls out saying he wants at least 325k. Deal falls through.

    The property goes back on the market at 335k and sells for 327k after 6 months.

    So close! But to pull out 2 days before :eek:

  • Back in 2001 we got a house for £48k.....asking price was £60k
