To be honest I’m not too concerned about the ceiling but my aim is to sand the walls smooth and I guess my main question is are the walls okay do you think? As the survey suggests, I’ll most probably leave it be or gently apply poly fill for the cracksJust get the artex tested for asbestos. Then you will have a definitive answer and you can make decisions.

It will be quicker and less messy to get them skimmed rather than sanding them down.0

personally, i would be walking away.
Its just cost me a fortune to have it removed from our leaking garage roof, apart from the cost of a new roof.

It's internal ceilings so it's not too big an issue for us. A colleague has just had his artex checked by a company called fibre safeyou have to think or resale too.
