    If you like the house I would also get it tested. Then you can make the decision.

    At the moment you are just guessing.
    To be honest I’m not too concerned about the ceiling but my aim is to sand the walls smooth and I guess my main question is are the walls okay do you think? As the survey suggests, I’ll most probably leave it be or gently apply poly fill for the cracks

    It will be quicker and less messy to get them skimmed rather than sanding them down.

    You will have to declare it , whether thats legally or morally, i dont know.
    personally, i would be walking away.
    Its just cost me a fortune to have it removed from our leaking garage roof, apart from the cost of a new roof.

    It's internal ceilings so it's not too big an issue for us. A colleague has just had his artex checked by a company called fibre safe
