Tenancy Renewal Fees - Grey Areas?

Hi all, my apologies for starting a new thread about this but I felt this might warrant it (for others as much as myself).
It's the standard story: I've had an invoice for tenancy renewal fees as I near the end of my first year at this property. I queried the legality with the letting agency and they told me I'd signed to agree to it and that means they can still charge until 2020. Now, the issue I have is that this is not contained within the AST agreement, but in a separate document they euphemistically labelled 'Tenant Information'. Should I consider that binding enough to accept and pay up, or should I take this further? The agency seem pretty adamant that this gives them reason enough to levy the charge.

The agency is correct they have given notification of fees.
Why are you renewing your tenancy?
Just let it roll onto a periodic tenancy and there will not be a charge.in S 38 T 2 F 50

* how was the 'Tenant Information' document supplied to you and/or made available?
* when was the 'Tenant Information' document supplied to you and/or made available?
* what exactly did it say?
* was any reference made to it in the tenancy agreement? If so please quote.
But all the above would be irrelevant if you went periodic - see link in post above.0
