Registering Land FR1 form: which option?

    If it's already got a title number then it's registered. So it isn't a first registration. It's presumably a transfer of part, or whatever it's called in Englandshire.

    Okay, I have established it has a title number, it is already registered therefore and so it's not an FR1 I need, I have a TP1 form from the Council, but how do I now register it in my name please… i.e. which form, as everything seems to be to do with transferring it out of my ownership…? Apologies for being a thicky and thanks in advance…

    As davidmcn says, if it has a title registration number then it is registered. But as it is a TP1 it is a transfer of part of the registered title. It doesn't sound like DIY conveyancing was appropriate for you and I'm surprised the council's solicitors didn't recommend that you take advice. However, to register a transfer you need to submit form AP1 to the land registry with the appropriate attachments. At a minimum this will be the TP1 with plan and ID1 form and fee, but without knowing full details of the transaction you have completed we won't know if further documents are required. Hopefully you reviewed the council's title and the terms of the TP1 and asked any questions on these before giving them your money...?

    * As explained, it is already registered, therefore First Registration is a nonsense.
    * TP1 needs to be submitted to the Land Registry. That is 'Transfer of Part' since you have bought part of the existing Tite, not all of it.
    * AP1 (Application) is needed.
    * ID1 is needed.
    * relevant fee is needed
    * a Plan showing which part of the existing Title you have bought
    * Possibly other related documents, and certainly

    DIY submission to the Land Registry is possible, though TP1 is more complex than TR1 (Transfer of Whole - ie buying the entire existing Title).

    For this reason, plus the level of incomprehension you have displayed in the thread so far, I strongly recommend you pay a solicitor to do this for you. Yes, this is a moneysaving site, but getting a land transfer wrong can be very expensive, so better to pay to get it right.

    If by insults you are referring to SmashedAvacado and my posts suggesting you get help with this, that seems an over-reaction.


    In both cases the advice was accompanied by useful information. And it was well-meant since it is undeniable that your understanding of the process, the forms is limited.



    Trying to learn a complex and critical process that is generally farmed out to professionals by most people, is a high risk strategy, and we'd have been rash not to point that out.

    If necessary, given that a small plot of additional garden ground is likely to be under £40k.
