    how about this one ?
    "4/5 beds" on written details
    "5 beds" on digital details
    I would certainly call/use the 2 ground floor "bedrooms" as study and family rooms.
    To me this is a 3 bedroom house

    What is a bedroom.... I live alone, if I buy a "3 bedroom bungalow", but only have one set up as my bedroom, with the others being "Junk 1", "Junk 2", is that a 3 bed bungalow or 1? And, is it "3 beds + 1 reception", or "2 beds + 1 reception + 1 dining" if they're all empty except my bedroom and a sofa in the reception?

    As a bungalow they're all on the same floor, so no division of "well, bedrooms would be all that lot upstairs".

    The issue is: insurance companies don't make it clear what you count.

    So phone them, describe your property, and ask them how many bedrooms they consider it to be. That should only take about 5 mins.

    As mentioned above, insurers generally record calls, so you can refer them to the call, if the insurer challenges you later. (And/or after the call, you can send them an email confirming what was agreed.)
