edited 21 November 2019 at 2:38AM in House buying, renting & selling
My parents purchased a house about 5 months ago, The owners had moved abroad and rented it out for a few years before selling, As they live abroad my parent communications were all through the estate agent.

A couple of days ago they got someone in to service the boiler and he has condemned stating it hasn't been serviced in a long time and also said the flue doesn't conform to standards as there are to many bends (the house has previously had a extension so i am wondering if the flue was re routed at this point)

When they purchased the agents supplied them with a gas safety certificate so they assumed everything was ok.

Do they have any recourse with the agent/seller/builder over this ?As theres now a £5000 bill for fixing this issue which it seems someone must have known about before the sale

    Get a second opinion.

There is no absolute limit to the number of bends. The manufacturers information for the boiler will define a maximum equivalent length which is a combination of bends and straights which cannot be exceeded.

£5000 is a awful lot, either for new boiler, relocation or rerouting the flue so suspect this may not be a reputable tradesman.

The previous gas engineer obviously felt the flue was ok, so there is no evidence that this problem (if it is one) was covered up or deliberately withheld from you. If he made a mistake you have no comeback since he did not work for you. You should have had the system inspected by your own gas engineer prior to exchange.

    No recourse options.

£5k does seem expensive, get at least 3 quotes if any work does need doing.

Why not get that person round again.

if the there was extension/flue moved there may be planning/building regs info on the local planning site.

And did he service it...? The flue doesn't have to conform to current standards. Standards change.

Never assume. A GSC merely says it isn't actively dangerous.
Did he just say "Blimey, this is ancient and hasn't been serviced for ages, you probably ought to think about replacing it", or did he say "Eeek! DO NOT USE!" and slap a prohibition sticker on it?
Do they have any recourse with the agent/seller/builder over this ?
    No.

No, there's a £5k quote for replacing the boiler. We don't even know there is an "issue" needing fixing.

    British Gas, by any chance?

Why does everyone look to seek compensation from the people they bought a home from when something goes wrong?

They bought the house it is now their responsibility to get the boiler replaced.

Get some quotes from local companies for the boiler replacement, They will come on much cheaper.

Also worth getting a second opinion as the boiler might not actually need replacing.

If that was the sum total of their due diligence about their boiler then no, they have no recourse against anyone. The time to look into it was before they bought, not five months later.
it hasn't been serviced in a long time
That doesn't mean the boiler needs replaced.
the flue doesn't conform to standards as there are too many bends
That also doesn't mean the boiler needs replaced.

So, why does the boiler need replaced?

Because the nice service guy is on commission, and has been practicing his teeth-sucking...
