New home mortgage, wife on mat leave, worried

So, I currently own a home which has a buyer, we found a house we both wish to buy yesterday. I have an AIP offering the amount we require, with Barlcays, who my current mortgage is with. (I am the sole owner, new property will be us both)

I filled it all out but when I list our commission separately, we do not get anywhere near what we require. My commission is 75% more than my salary. I spoke to barlcays and they said not to worry as they do look at 100% of pay inc commission and on the online AIP is a bit black or white. 1 worry down.

The next is that my wife is on Maternity leave. Due to go back in March (She MAY not go back but we will still be comfortable with outgoings). Will her being on Mat leave and us having a baby now affect anything? I filled the AIP out honestly, listed that we have 1 dependent and that she is on mat leave due to return March. The AIP gave the same result as before we knew she was pregnant. I had always heard having a child will knock roughly £30k off any mortgage offering.. That will hurt us in terms of getting this house.

I have put an offer on the house (awaiting answer) and plan to get a telephone appointment with barclays tomorrow to discuss the next steps on from the AIP / mortgage application. I just wanted to pre-empt that call as the worry is constant and I just need to voice this for some advice!

  • If you say she might not go back then they will remove her income from the application.
    If you say what hours she plans to return to they will request a employers reference confirming this

    This may not show up on an AIP or even on application but once the underwriter gets uold of it they will add a case requirement for income confirmation after child is born and also details of any childcare costs

    We have both of our parents within throwing distance and we had always planned for them to be the carers should my wife return full time. Child care costs are extortionate!!! £50 per day being the cheapest per day rate, wow!
    She has taken 1 year maternity leave, approx 8 months in to this now. Child is 5 months old.
