    As someone pointed out, the position of the crack in relation to the pipe suggests that there may have been an issue with drainage at some point.

    If the crack is also on the inside, then it may be subsidence.

    If a structural engineer can get right to the bottom of what has occurred, then this will be helpful. But proceed with absolute caution. And don't use the surveyor again, he's being paid to look for these obvious things.

    I'm surprised he didn't suggest getting a builder experienced with lime. 20 years ago I worked for a firm that were one of the few that used lime for older buildings, but nowadays most of the ones that work on them know how to mix it up.
    I normally mix it for 5 mins dry, then add water so it's a touch on the dry side, then let it mix for another 15-20 to get air into the mix and make it more workable. Leave for 20 to fatten up, then mix for a couple more.
    If you try and mix it up too quickly you need extra water to make it workable which affects the final strength.
    Even cement mortar benefits from mixing up a bit longer to use less water.
