    For example, no JK is shown within 5 or more miles of my house, but I know of a clump that's grown beside the road not far away for the last 10 years. No one's bothered about it and it doesn't seem to have had any impact on the road, so I expect it will still be there in another 10 years time.

    The Himalayan Balsam map is even more hilarious. According to that, we don't have any, but it's endemic here.

    Doesn't show any around my area either so it's not logged or not up to date as I know at least 4 cases within a mile.

  • Thanks for the detailed responses. The plant is in the neighbors garden right by the boundary so the risk zone extends into into the garden but not covering the house. I've spoken to the treatment company and they said they were not treating the neighbours despite it being paid for...?

    I've asked the vendor to get an opinion from a knotweed contractor of my choosing to answer what this will mean for the house and value etc. I'm going to try and negotiate the price down a chunk and also get them to pay for indemnity insurance on it too if possible. Anything else for me to do?

    I'm off to speak to the neighbours this morning to find out what is going on with their garden about it - not exactly sure how to approach them though.

    Read the first post. It’s only just been disclosed, presumably in the property information form. The OP is aggrieved that it wasn’t disclosed much earlier in the process, before he spent £3k on fees.

  • Yeah I saw the question - not ignoring anybody here! I haven't actually seen the form yet - my solicitors haven't sent it over but I have requested it.

    We went to see the neighbours today and asked them about knotweed. They said it's only a plant so they just keep digging it up because they don't want to pay for any treatment... This makes me think that the problem will never go away and they are a liability. There is also a JK on the adjoining property that is looking rather established and untreated.

    This feels like a walk away moment despite the sunk costs.
  • How do they dispose of the plant? Throwing it in the bin is an offence, it must be disposed of properly. If you have neighbours who are unwilling to pay for proper treatment then yes, I'd be very inclined to walk away.

    It won't achieve anything, but I'd read the agent and the sellers the riot act for not disclosing this at the very beginning.

    They might not have known about it if it’s not actually in the garden

    Good job the issue has raised to you will save you both money time and a possible fall out with potential neighbours, and not forgetting a nightmare selling the property

    Has anyone collated a set of questions to ask after an offer has been accepted and before incurring significant expenditure?

    JKW might well be worth asking about up-front.

    Also, possibly arguments with neighbours.

    Anything else that people can think of?
