Hi all. As an update, I checked he inventory and all the "cleaning" sections are blank on the inventory, and only says "good condition" and "fair condition" so I am guessing it would be very hard for them to try and push me to use their cleaning company as they have no evidence around the cleanliness at start.Emily :A0

Are you moving on the last day? If so, is there anyway to move out a day or 2 before?The inventory was pretty good, although there was around 12 extra photos I asked to be added as there were bits missing suck as screws in the walls, bald patches of carpet and melted carpet (assume an iron).

Due to the size of the property and task to move there is a 10 day overlap so enough time to clean myself.

As estate agents and landlords use the term professional cleaner, but wouldn't be able to answer the above.0 -
Ah I see. It merely states on the letter using their "approved professional cleaning services". They dont even name "their" company!

Your mum may be as 'professional' as their company. There is no 'certification' of cleaning companies.You must leave the property in the same condition as it was at the start (less fair wear and tear).
You can choose to use their cleaning company for £500 and this might avoid disputes, but you could also choose to get you mum, dad, best friend in to help you clean it yourself - it is the state of the poperty that matters, not who does the job.0 -

Have had this a few times and every time said I would be disputing the fees and they have rolled over, take loads of pictures of it being properly cleaned0

The carpets are probably the only bit that can benefit from "professional" cleaning. After a couple of years they are bound to be "tired" as most vacuums can't suck all the dirt and it builds up. A decent carpet cleaning machine can do wonders.Thank you. We will see what they come back with!
Interestingly, my new AST states carpets gave to be professionally cleaned at check out but does not request evidence!
The bottom of the line is, that no matter what demands the AST is making about "professional" cleaning this and that, the only thing that matters is the end state to match the start state as close as possible.
So unless you have trashed the place, your £2.5k+ are safe. That's exactly why the TDS exists, so rogue LL/LAs can't just arbitrarily fleece tenants as much as they want for made up charges.
The beauty of the TDS dispute process is that it's mostly impartial and slightly weighted in favor of tenants. The don't have cleaning companies etc. and don't care about demands by the LAs for professional cleaning. Even if they find in favor of the LL the deductions are reasonable, not made up inflated numbers.0
