Environmental searches

I have the results of an Environmental search for the house I'm trying to buy, and it recommends various further searches. Is this overkill? (Yes, I realize the cost is trivial compared to the whole house
.)
1. A Flood report is recommended because of Surface Water Flood risk. According to their map, as often as once every 1000 years, torrential rain might cause a stream to form along the road. And even more often, a large puddle might form in the back gardens of some houses on the opposite side of the road.
I do appreciate that climate change could plausibly make the "1000 year event" happen sooner than one might expect. But still ...
2. A Mining and Subsidence report is recommended. No issue with mining, but because the area has a "moderate" potential for natural ground stability. I think they mean it's London clay.
3. A Terrafirma Ground report is recommended, because of risk of mining. They can't seem to make their minds up about mining?
Any thoughts on the above? Skip the extra reports, or keep going? (Is there a third level, of searches only recommended in the results of searches recommended in the results of the original searches?)
