A house worth £60k doesn't sell at £40k because the buyer can't afford (or doesn't want to pay) the extra stamp duty. Bejesus if one of your relatives fell for that they've been well and truly shafted.
Wrong end of stick.
Im saying its over valued by EA & wasnt worth £60k in first place.
In our case, no viewings in 6 months says it wasnt worth that. Went to auction, auctioneer said same thing that if you get a £40k offer before hand, rip their hands off (which they did)
Have a friend who had a house that without the stamp duty issue probably wouldve got about £45k but as theyre only bought by clueless BTL investors from down south no one is willing to pay more than £40k so pretty much had to accept £39k as was desperate to get shot0
