First time buyer advice for viewing tomorrow night

Hi all

Viewing a house tomorrow evening, it’s on at a great price for the area (they want a quick sale, part ex with a builder for a new build) it’s definitely what we want, been searching a very long time so nervous of missing out.
There is a lot of interest in the property, it’s on with 3 estate agents and they are fully booked for Friday for viewings, one of the estate agents knows how long we have been looking so managed to wangle us a viewing tomorrow night so one of the first.

I have a mortgage certificate off my broker ready, my question is, because the viewing is in the evening obviously the estate agents will be shut, do we just tell the owner of the house (who is showing us round) that we want to offer asking price and try to agree the sale there and then or do we ring the estate agent first thing in the morning? Really don’t want to loose this house and with so much interest I want to maximise our chances of getting it. Do we offer asking price first and then if someone else offers we then have to up our offer? I’ve viewed houses before but usually only another person interested, this sounds like I’m up against quite a few people!!

Any advice?

    you can certainly discuss it with the owner , at least you can gauge how the land lies.

    I suppose it depends how proceed able you are against all the other viewers
  • First of all you need to relax and not go in all guns blazing and offer full asking before you have even viewed it and had a good think about it.

    But youll have to tell the estate agents about the offer not the sellers as otherwise its not official until that. If its a part ex its the builders selling it not the people who are moving out.

    Keep in mind that some owners won’t want to discuss it direct. When people viewing our house tried to make offers we asked them to contact the EA. We wanted the EA to do negotiations.

    No harm in trying though, but if they don’t want to discuss then just get on the phone to the EA as soon as they open the next day.

    Make sure the seller remembers you for all the right reasons, keep saying how amazing it is and how much you love it.

    Or.....keep muttering Brexit Brexit Brexit and hope the seller panics
    An answer isn't spam just because you don't like it......

    To be honest, I think you're being played. If the house is listed with 3 agents, that smells of desperation to me (or an overpriced house).


    I would view it, appear keen but don't make any offers at all, don't even say you'd like to buy it. Let the vendor know you're ready to go with mortgage offer etc but you have a few more to look at over the weekend.


    Certainly don't go making asking price offers direct to the vendors at the time of viewing. The agents will have reeled you right in. Play it cool, even if someone else offers asking price, they may not be in as good a position as you, they may change their mind etc.

    I'd want to see the place in daylight TBH before starting the buying process.

    You need to make offers to the EA. If there are more viewings the following day the vendor is unlikely to accept on the spot even a full asking price offer, they will wait until the others have viewed and see what offers have been made.

    This is a very good point.

    If I were you, I will tell the owner or the EA after the first viewing that I really like it and would like to view again during the day. Even though you are really eager to table an offer immediately, you should play it cool.

    By asking for a second viewing, you show you have strong interest in the property. The owner and the EA will get the message that you are serious and likely to table an offer. They will wait for you to view the property again and table an offer. The owner will not make a decision before receiving your offer so there is no need to rush. You can ask the EA what is the price level that the owner hopes to achieve. Your first offer should be slightly lower than that, but emphasise you are FTB and you've got the deposit and mortgage AIP ready so things can go quickly, etc.

    If the owner is a bit desperate, he may accept your offer straight away. If there are multiple buyers tabling similar offers, the EA will invite the buyers to table a second offer. Your second offer should be the maximum price you are willing to pay for this property.
  • No point offering to the owners as they are 'selling' it to the builders who will sell it to you.

    Question for the owners would be what is the rough date their new build will be ready.

    If you like it then contact the ea in the morning.

    My sister part exchanged their house for a new build and the builders had it up with two EA so multiple agencies may be common practice for P/E properties.

    Being a P\Ex the developers will wish to liquidate the property ASAP. As that's borrowed money tied up.
