    Yep me too. I actively avoid them. To me it sounds like "I'm in the driving seat. You may be lucky enough to buy my property if I can be bothered to let you in"

    Is it? Do you have stats? As I would say the opposite about where I live (nice town around the Midlands). I admit I don't have stats though. Just what I can see going on and sold prices. Lots of students in Sheffield too which might make a difference where landlords are making investments.

    As a buyer though, I've got the flexibility to walk away. Why don't we have a set price if people think it's non-negotiable?

    You do have the flexibility to walk away much as the seller has the flexibility to reject your offer.

    We have recently sold and no way in the world would we have accepted 10% under! We sold for 1.1% under asking! Of course, when we were buying, 10% under seemed reasonable ;)
  • Where I live 99% of the properties are crap, yet not priced significantly lower than the 1% of properties that come up that are nice. Im about to offer on a very nice £190k property that needs some work and I can only afford £180k. I expect it to sell near asking unfortunately, if not more. Yet the crap houses sit there for ages never selling and never dropping.
