Similarly for contractors, I wouldn't know where to start to find a good electrician or builder local to me.
Nor me. I bought in a pretty unfamiliar area (actually, I nearly always have done!).

Ask for recommendations from neighbours, facebook groups (worth joining just for that), and the nextdoor site. (When you ask, say 'recommendations only please' or they'll all be touting their wares/skills.

I don't really have any recommendations for local brokers.

But avoid Checkatrade etc for plumbers/electricians etc. Word of mouth best.

Just found out from the EA that there is Japanese knotweed on the public land in front of the property I was interested in. Apparently it is being treated under license.

Would you run a mile from this house or have a full structural survey and try to negotiate the price down?

If it's being treated... and hasn't encroached on the property you're interested in....

I think I'd go with the survey and possible negotiation on price especially if I wasn't intending to move anytime soon. If you need to sell at some point it could obviously be an issue but hopefully the knotweed event will be in the distant past by then and won't matter.

Read this current thread for some views:

Search the forum too as there's lots of mentions. You will prob notice that a few years back, everyone was saying run a mile. Now, it's not quite so scary.

However, in this case, it would depend on just how big an area you're talking about. You say 'public land' - is that like a field, or just a grass verge or small patch? How long ago was it found and how long into the treatment is it? Has there been signs since they started treating? Presuming all the neighbours are aware, it might be worth speaking with one or two.

Thanks. I'll get more info from the EA and LA.
