Does a rolltop bath add value

Coming to the end of renovating my Victorian house and wondering if it is worth removing the wood panel bathtub and putting in a rolltop bath. Will it make any difference when I come to sell?

Not particularly..it wont substantially increase the value of the property if at all.It might keep it all in keeping with the period of the property but a lot depends how "period" the other features are...for eg have you put in new radiators or gone for a more period style?..TBH a lot of buyers will just see a bath.
What it may do is make your property more appealing to someone who wants a roll top bath.
If you want one put it in...but I wouldn't necessarily recommend doing renovations now and trying to second guess what the next purchaser might want in a property....I would do it for me if it was what I wanted and enjoy it!
Don't forget there are people who prefer a shower to a bath and a large double shower could be just as good.in S 38 T 2 F 50

Indeed, would put me right off having to think of the cost of getting rid of something so horrible!
Would devalue the property for me. No much more than the existing bath though, big shower cubicle for me, yes other people hate that too!0 -
I love my baths, but I'd be wondering how practical or comfortable it actually is? Is it form over function?
I've had them in hotels and not been impressed tbh.

A nicely-done, well thought-out bathroom may well increase saleability - especially if you've gone period-style in a property with other period features. Equally, a badly laid-out, tatty bathroom can hurt it.
"Attractiveness" is always in the eye of the beholder.
But it certainly isn't ever going to be a "Spend £X, add £X++ to value" situation - especially if you're point-and-paying. It's astonishing how quickly you can spend money on things like kitchens and bathrooms...
Anyway, are you doing this place for your own satisfaction and comfort, or for a quick value-add for future buyers?0 -
It would make it more attractive to me - assuming it was a good quality bath - but definitely don't think it would add to the value. Likewise, a shower only would put me off, but as long as there was space to add a decent bath it wouldn't deter me from buying the house.
We've put in roll top baths - both original cast iron and high end reproduction types - at four previous houses (five if you include this one) and imho, from comments made by prospective purchasers, they have increased saleability. That said, in each of those properties we have also added one/two shower rooms with large enclosures so all requirements were catered for
In addition they were all period houses which suited the addition of a roll top bath.
At one particular house - where we'd spared no expense intending to stay long term - the Hansgrohe bath shower mixer alone cost several thousand £££, but I'm sure our buyers had no idea of the cost and whilst we made a profit on the renovations it wasn't specifically as a result of that, lol!Mortgage-free for fourteen years!

Some years ago a friend was looking to buy one. Like me they are not very tall.
We were in a bath showroom when I challenged them to kick their shoes off and climb in to a roll top bath.
After struggling to get in (and out), they opted for a bath with grab handles.
I have a double shower as I dont like baths.Find out who you are and do that on purpose (thanks to Owain Wyn Jones quoting Dolly Parton)0 -

I have only come across a roll top bath once (in a holiday cottage) and it confirmed I would never want one. Give me I walk in shower room any day!#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3660
