Selling our house - potential buyer, but unsure how to proceed

What are the recent sale prices of comparable local properties?
Our neighbors house (same floorplan, garden size, and same allocated parking space) sold for £255k a year ago. Another property that was slightly worse then ours sold for £245k, and one that was slightly better sold for £265k (both these were within the last 2 months).
I think we are seeing sept sales on land reg have those 2 recent ones hit yet?

I can’t help you, but for future reference it was probably a mistake spending £15k on the kitchen. That’s purely from a financial point of view, as you may love the new kitchen and have enjoyed using it for 8 months. Nevertheless, you might well have a queue of competing buyers if you were offering the property with the old kitchen for £15k less.No reliance should be placed on the above! Absolutely none, do you hear?0
