New house purchase estate agent is trying to claim commission

Hi guys
A friend of mine is purchasing their first new home from persimmon she went and visited an estate agent to look at one of the other houses that was for sale on the estate which she was not interested in however the estate agent had contacted the sales office at the site and when my friend eventually viewed a house through persimmon and excepted the terms of the contract states she was recommended by the estate

Which is an absolute lie is the estate agent getting commission from this purchase and could She claim that commission back from persimmon and have that commission paid to her instead

    I can't make sense of your post.

    Why did your friend view a house she wasn't interested in?

    And why would your friend be entitled to commission for buying a different house from the developer? If she accepted the terms of a sale contract, that was what she agreed to, but commission arrangements between the EA and Persimmon would be none of her business, or yours for that matter.

    I think you may be suggesting that the EA somehow used the first house as 'bait' to persuade your friend to visit the estate, but whether they did or not makes no difference to any other transaction they entered into instead.


    Who is your friend using as a solicitor? Is it someone recommended by Persimmon?

    Why do you think that happened? Who told you?

    Was it a Persimmon salesperson giving your friend reasons why they wouldn't accept a lower offer?

    If so, I suspect it's all just salespeople's puff. They have instructions from their head office about what offers they can / can't accept.

    I wouldn't be surprised if the salespeople make up all sorts of exotic reasons why they can't accept a lower offer - and this is just one of them.

    (And I doubt the salesperson even knows details of the contract between Persimmon and the EA.)
