Property Price Opinion

Hi all,
Looking for some feedback on a property my sister and brother in law are considering submitting an offer on....
https://www.rightmove.co.uk/property-for-sale/property-64930596.html
They have viewed the property and really like it. It is everything they have been searching for. The only thing they are not sure about is asking price for the area.
Always interested in the views of others with regards to property so any comments welcome.
Thanks,

Wetting my finger and sticking it in the air I could say a lot of prices are back to 2017 values in that area. On the other hand "good houses" do go quickly.
Meyers are aggressive agents who will shoot for the moon price-wise.
In short.... it's anybody's guess.
But... I think it's overpriced as the valuation is not based on what you get that's tangible (walls, windows etc).... but on their inflated opinion of all those nasty lights.
I'd be seeing those leaded windows as a ghastly replacement expense.
I'd see it as closer to £360-370k if I'm honest... and that's being generous.0 -

I agree with others. I think you’re over paying for LED lights that if it was me I would want to change. Plus that garden structure.0

Lordy! It'd give Blackpool Illuminations a run for their money wouldn't it? :eek:0

Its led lights they will cost !!!!!! all to run.
I would say though that it will look a very different house without all of the furniture in it.0 -
I am local ish to the area, but know this area well. That house is 40-50k overpriced. To be honest I'm shocked someone is asking 400k for canford!
I think they have blatantly overspent with all the gaudy lights etc..... and landscaping the garden and feel that they must have it back.0 -

Sales volumes indicate that asking prices need to come down.0
