Number of issues here, so let's just go through it one at a time:
1: CCTV - the CCTV can only use the 'domestic use' exemption is it points solely to the property, no public spaces, no other properties. Otherwise the data controller is requires to register and comply with GDPR. This includes for free, providing all data stored on anyone. - likely such a camera does cover the public space, so the landlord should register.
2: HMO, doesn't necessarily mean that it's rented out by the room. Most student properties are HMOs but are rented out jointly. So again we shouldn't assume what rights the LL has. Whilst it does sound like a rent by the room set up, we should check.0 -

No my landlord has admitted that he knows because of the front door camera, he gets a notification on his phone when people come in and out
I don't know anything about the legalities of CCTV but getting a phone notification every time the door opens is downright creepy!
(Is there a back door you can use?)
