  • Forums are a good and sometimes very quick way to get the answer for your queries,but I do wonder why you don't tap into the knowledge of your agent via a quick phone call.

    I too use an agent for the tenant find aspect of my rental properties,but I also picked one that would guide me and hopefully advise me if necessary.

    I'm not suggesting that you should lean lots on your agent for advice to the point that they start to offer a managed service but I think its a little strange that you have no other contact or relationship with your agent that you couldn't go to them for a pointer in the right direction.

    Seriously consider building up a bit more of a rapport with the agent,afterall you probably pay them a good deal to find you a good tenant.

    Don't feel awkward about using them for advice on things to do with the tenancies either

    No offence but if you can't spell "Tenancy" correctly you almost certainly would benefit from the usual advice, get educated...

    Its quite simple... Do nothing, the tenancy will automatically roll on to a periodic tenancy agreement.

    There is a lot of information about your duties of being a landlord, its great that you have asked for help.. In my experience letting agents are in the whole estate agents that want a bit of extra free money, finding a good one is like finding a needle in a haystack.
