    Self employed you must have accounts, bank statements, tax returns - at least one of those, surely?

    Of course, but as I said in my original post, I have had no income for 2 years as I have had to turn down work for the time being to be a full time carer to my husband. So my accounts for the past financial year are zero in/out, which is unhelpful for a lettings agent.

    I'm very interested in this as we've sold but aren't going to even look for somewhere to buy until we've exchanged contracts. So I'll be looking to rent for 6 months maximum, with no job, no income and no references either. Like the OP I'll have a lot of money in the bank. Wish me luck ...
