Conveyancing help

Hi All,
I need to decide for a conveyancer. the conveyancer which has been referred by the mortgage broker is very expesive at around 1300+...
i have seen some which are as low as 600.. but i have also seen some around 800..
Any leads as to where can i look for reliable conveyancers.
lender is west bromwich BS.

There is 174 pages of conveyancers able to work for West Brom

Do you want a review for all of them? or each case handler because i know some firms have great individuals with no so spectacular colleagues.
Ask the broker if they can get the conveyancing firm to lower their fees by not paying the broker the referral fee? If they are that good the broker is probably going to be happy to use them and not be paid for the referral.0 -
When comparing prices make sure the quotes are like-for-like. Some of the cheaper online companies exclude things in their basic quote and have 'extras' in their contract eg completion of SDLT return etc.
It's also useful to be able to visit them, so I'd always use a local solicitor.

thank you for your input. i know that there is a list where i can see the solicitors on their panel.

i hope it makes sense not to pay 1300 when the same job can be done for 600 or even 800..

Have you contacted any solicitors for quotes?
Have you looked at any reviews for the solicitors?
Have you actually read G_M's post about costs?
Do you want a local firm so you can pop in as and when required? If so, where do you live, what county/city?
Or do you just want a cheap firm, who will be piled high with cases and struggling to keep on top of them to progress your purchase along with a hundred others?

contacted local solicitors, very very expensive, around £1400
L&C recommended one is £1300..
the quotes i have are between £659 - 900..
the only difference i have been able to note is that the costs of Searches... which i have been informed can be a max of £169 on top of what i have been quoted.
i have tried to look for conveyancing threads and reviews here, but could not find one. please direct me if there is any.
