Seller solicitor has not sent initial draft of contract

It is a chain-free sale. Offer accepted in early August, memo of sale on September 6, vendor submitted forms to solicitors in early October (confirmed), but draft contract has not been drafted/sent by the vendor's solicitor, and the Estate Agent and our solicitor are tired chasing both the vendor and her solicitor with no response.

We have been ready since early September, with mortgage offer, valuation and even searches completed almost 8 weeks ago. The EA confirms that no-chain on the vendor's side either and as advertised.

What should we do? Any creative ideas? Can/should we reach out directly to the vendor's solicitor? Can/should we file a complaint somewhere/somehow? Reach out to the vendor? Should I ask my solicitor or the estate agent (both are being transparent and cooperative) to do something different? Any creative ideas?

This seemed originally as a straightforward sale, but it is turning out to be a nightmare after 3 months of wait. Please help!

    Look elsewhere. Tell the EA you will be doing this as the vendors are clearly wasting everyones time.
  • The estate agent works for the vendor. If they cant even get the vendor to return the paperwork then you may as well just give up.

    You can not speak to their solicitors. You cant complain about anything as there is no contract in place for anything at this point

    Put a note through the door perhaps asking if they still want you as buyers and tell the estate agents you might have to start looking for something else if there isnt any progress
