    Just a turn of phrase. They are correctly registered.

    They can't move mum into the living room as this is overcrowding and the HMO team would not be happy with this and could fine the landlords.

    As far as I am aware, she is not "moving" in. She is visiting, but for an indeterminate amount of time. It's been 3 weeks now. I say this as we were all offered a refund of £50 rent for the inconvenience.
    Have they protected your deposit?

    I believe so.

    I am meeting with my university's housing advisor on Tuesday.

    If you are in an HMO and your tenancy agreement states you have shared use of the kitchen/other rooms, surely you should be able to use it/them whenever you like even if you have to wait for the cooker to be free. You should be able to sit in there and read/whatever, shouldn't you?

    Maybe a little assertiveness or, better, a conversation with the landlord might be an idea. If they are not happy to fulfill their end of the contract by making communal areas available to you and the other tenants as per the contract, then surely they are in breach of it, are they not?

    Have you tried hanging out in the kitchen just to let them know you have a right to be there too? I know it is incredibly difficult and uncomfortable to insert yourself into a space where you know you are not welcome but possession is nine tenths of the law. Sometimes people need to be reminded of where the boundaries lie: If they want your money, they need to provide what was advertised.

    Good luck and I hope you find somewhere more conducive to your studies and lifestyle very soon. If you know people who live in your street and pay less rent, surely you can ask them to let you know as soon as a vacancy becomes available.
