If you exchange when the property is already a burnt out wreck then that is all the vendor is liable to provide you with on completion. Even if it was immaculate when you first offered.0 -

I agree with you that it's annoying.
I agree with the FTB that she's right to check the property condition just before exchange. I bet that your real worry is that she'll see it again and change her mind. Hopefully, though, that won't happen, and you'll all exchange in a couple of days time.No reliance should be placed on the above! Absolutely none, do you hear?0 -

I agree with the FTB that she's right to check the property condition just before exchange. I bet that your real worry is that she'll see it again and change her mind. Hopefully, though, that won't happen, and you'll all exchange in a couple of days time.
It's not very constructive advice though is it? Do you wait a few more days, untill the end of time? Or some period inbetween? You can't just live your life with your belongings packed up, held hostage to the ever changing whims of one buyer in a state of suspended animation.
Personally, I'd check the property first THEN arrange an exchange date and stick to it assuming it hadn't crumbled into a heap of dust.0 -

Why on earth wouldn't you view just before exchange? It's the biggest purchase of your life and you are accepting the property in the condition at exchange. Any number of things could have happened to it over the four months - leaks, slates off the roof, a massive moving house party...
And also many, many people are buying the decor. They don't want the cost and upheaval of redecorating, they don't have DIY skills, they have no imagination etc. Why do you think the advice is to go neutral rather than crazy colours when selling?0 -

If I'm reading it right, the FTB isn't YOUR buyer because you're near the top of the chain. Is that right? So it would need to be the person selling to them who gives them an ultimatum for it to really carry any weight. You can give an ultimatum to your buyer - they're not currently proceedable because of the chain below them.
Can your EA have a conversation with the person selling to the FTB, or with their EA?0 -
