Completion date confusion!

Hi,
We have just had our offer accepted on a house. The house is currently being part-exchanged for a new build house. When we were told it was accepted, it wasn't the normal estate agents, it was the part exchange company (https://www.thenewhomesgroup.co.uk) and they told us that the completion date would be the 19th december!!!!
We said that it wouldn't be possible in anyway!
They then told us (https://www.thenewhomesgroup.co.uk) that the only reason they accepted our offer was because they wanted a quick completion date???
Does this make sense to anyone? Has it ever happened to anyone before?

You have two options:
1) tell them you cannot Complete till later - risk losing the property
2) agree, but then just miss the date. Exchange contracts in your own time when ready. They will either pull out at that point and you ;ose theproperty, or they'll think "We'd be back to square one - best continue as we are so close to Exchange/Completion with these buyers".
3) pullout yourself now and find another property

Well, it doesn't make sense to me that you put a lot of exclamation marks against 19th December as if it was a special date everyone knows you can't exchange on.
What date could you make ? 20th Dec? Or not for six months ? And why? Do you have a property to sell? Did you lead them to believe you could complete quickly ?0 -
I did one through the new homes group that had a previous sale collapse so we bought the search pack. Went from offer accepted to moving date in 13 days. And thats with a mortgage involved.
I assume we are missing a lot information as to why 19th December is a unfathomable impossibility0 -

Well... yes.
They're saying that they want an early completion date, and they thought you were agreeable to an early completion date.
I guess they're saying that, if they realised that you weren't agreeable to an early completion date, they wouldn't have accepted your offer. They'd have look for another buyer who could have completed early.
FWIW, it sounds like your planning to be aggressive and confrontational with the part exchange company. I'm not sure that's a good approach for reaching a compromise.0 -
19th Dec is 7 weeks away. Personally i'd have said that is a perfectly normal timescale to be buying a house.
Whats the Chain below you like or are you first time buyers?
I would hazard a guess as the reason for the reluctance on the 19th december is nothing more than not wanting to move so close to Xmas? Personally i'd say thats a great time to move. When you're dealing with a new build developer in a chain, they dictate. That's the end of it. Everyone exchanges when they say, with no fixed completion date, and everyone jumps when they say it's completion date.
It's your choice whether you play with their ball or walk away.
Nobody knows why the 19th is such a problematic date.Everything that is supposed to be in heaven is already here on earth.
