Moving out of rental

I think I probably know the answer here but just want to cover myself....

When I moved into rented property, there was no 'check-in' done or inventory of any kind. I noticed the carpets were in bad conditions with holes and candle wax everywhere. The walls were also badly marked.

The property was also very unclean and the oven hadn't been cleaned in what looked like years

I made a point of taking photos of the worst parts and I emailed them to the EA (just to cover myself).

I assume as there was no inventory or check in, that the landlord can't dispute anything anyway? I don't think he will as he seems pretty fair but I'm just trying to cover every eventuality.

    Not true

    I don't think he will as he seems pretty fair but I'm just trying to cover every eventuality.
    The inventory is just one way the LL can back upany claim for deductions. Granted, it is the best and most common way, but, for example, if he had a receipt dated just before the tenany started, for cleaning, or new carpets, that would be good supporting evidence for him.


    But it does not sound like that applies here.
