I am in the same situation but as a buyer. The ad stated that the property for sale comes with a "new extended lease". The EA explained that this will happen at the same time of the sale. And our solicitor explained that the vendor's solicitor negotiate this with the freeholder and the payment is deducted from the payment, so the vendor won't manage the process and won't pre-finance it. We have not completed the sale, but I think this may be a solution for you - and attractive for buyers. By the way, the mortgage valuation as well as the advertised price was for a flat with an extended lease (not without).0
