Buying a Probate property - waiting for grant

Hi, that’s for looking at my post.

We put an offer in on a property at the end of June, at this point we were not told by the EA that it was a probate sale. I assume the executor didn’t realise this either as he submitted a power of attorney for his mother to the EA. - it transpires that the deceased father was the sole owner of the property.

Fast forward and we have sold out house and now living with parents along with our two year old son, to complicate matters further the vendor is using a separate solicitor for probate to the sale of the property.

The estate agent has been useless and is largely ignoring the issue whilst our solicitor is doing his best to chase the answers as to when it was applied for and to the status. We are beyond frustrated with it all.

Has anyone been in a similar situation and what was the outcome?

    It all depends on the complexities of the deceased's estate.
    It could take 2 weeks, or it could take 20 years...

    PS - This isn't the EA's job, they're not being useless.
  • Thank you for the reply, I appreciate that it isn’t the EA’s job but they cannot give any sort of update which is somewhat frustrating, they don’t communicate with the vendor.

    I'm currently in the process of buying a probate property. As I understand it, probate was applied for in early July and was granted in mid October. The process is taking longer at the moment as there was a rush to get cases in the system before the charges went up - although this cost increase didn't materialise in the end.
