Landlord kitchens

Hi.

I need to buy two kitchens for rental, roughly 3m run of base using and 2m of top units. What do most landlords recommend and rough cost.

I tried DIY kitchen but getting around 2k. I can get some Gover/rapide+ flat pack kitchen for 600 but got no reviews for them. Has anyone tried that company.

I also looked at wickes and B&Q but they are flat pack too and more expensive then rapide+.

I haven't looked at howdens, as they don't have a proper pricelist.

Any suggestions welcomed.

Would not even bother with Howdens, stupidly expensive for no better quality.... I know its a faf but B&Q are cheaper so get a quote from them, then go to wickes to get them to match it and sign up for a wickes trade card and get 10% off... B&Q has a trade card but its the most pointless thing after they made changes.

If you can find one you like in their endless 'sales' at the right time, then Wickes are ok for flat pack. Have used them for the last 2 kitchens I've done. Had to travel to a couple of branches to pick up stray/odd units for one though

Why even go to the bother of buying the cheapest kitchen possible when you can not bother.

The OP is doing them a favour by providing a roof. Everyone knows tenants are second class citizens and don't deserve the same level of anything as us property owners.

Having just got a property back after 11 months of a tenancy and having to do the following jobs to bring it back to the standard it was let at:

replace 2 damaged interior doors, replace missing (yes really) kitchen floorcovering, fill and paint numerous holes in walls, refix stair handrail knocked off to make furniture removal easier, clear all rubbish and disgarded belongings left, deal with council over tenants claims they left some time ago and I am responsible for council tax, deal with utility company and threats to force entry and fit pre payment meter over £700 bill, clean the whole place inc carpets and oven.

Then in some cases yes, you are right.

I think it's best to go for practicality over price. Kitchens are very taste subjective I've seen some very expensive kitchens that are horrible.

Also as a tenant you don't want a huge bill for losing antique knobs etc

You don't just want cheap. Cheap often means nasty. You want inexpensive sturdiness.

I'd be starting in the Swedish embassy. There's nothing inherently wrong with "flat-pack". Carcasses aren't hewn from a solid 3d lump - they're made from flat sheet material. The kitchen we replaced in our old place came as pre-assembled carcasses... Several of which had to be dismantled to get them into place.

Actually if you pop round the back of most supermarkets you'll find some discarded pallets. A few nails and a bit of wood glue, you're good to go. Just watch out for the tetanus at the same time as your bottom line.

Facebook Marketplace, surprising how many people sell perfectly good 3/4 year old kitchens for £200ish if the buyer removes. Possibly not an immediate solution but I have seen three up in my local area in the last month. Our throwaway culture is shocking.

Don't go cheap, go neutral and durable. Something which will work with everyone's style, and can take a battering and come out looking good.
