First time seller, a few questions please.

Good Morning. Our house is on the market and we have had viewings.
One chap was "Very very "interested as he owns property in our road. He was on holiday and asked a lot of questions via the EA.
He came to view, the refused to leave feedback on the house. I thought well perhaps he doesn't like the house and isn't interested now. Thursday afternoon I had a text from EA saying he wants to come round and view again Saturday at 9 am, He had booked a second viewing with EA after the first one but "Didn't want to book with the online diary-Don't book it online" Just verbally.
No more info at all from Yesterday I know it's early days, and he may still have changed his mind. EA says "He's an Investor and Hopefully he won't put a silly offer in".
I am puzzled as to why he refused to leave feedback, (Not just ignored the request like others have which is fine but actually declined it)
Why he refused to book the second viewing normally with the Ea online, it's only a click of a button whilst EA is there and just veribly asked to come Saturday.
What is a Silly offer from investors normally?
I can only think he is pretending he's not interested or is very anti-online bookings, which is odd because the first viewing he did was online. Oh and grumpily neighbours have put their house up Saturday morning 10k below ours, vacant and it's nicer :rotfl:

Don't get yourself tied up in knots about trying to double guess other people's motives and intentions.
Either this person will make an offer at some point or they won't. If they do, then act according to the offer, rather than accompanying reasons. If they don't make an offer, well that's par for the course.
Dont get sucked into mind games they might play. You already seem to be heading down that rabbit hole. Don't go there.

He's possibly going to view both properties and take it from there.
Investor buyers tend to have less emotional attachment to places,they look objectively and try to work out whats best for them going forward...I don't believe you will ever get an investor "falling in love " with a property in the same way a FTB would.
To an investor he will look at both properties and possibly go for the one that accepts the lower offer,simply because both properties would generate relatively similar rental incomes if their layout and condition are similar.
Treat all potential viewers in the same way,dont try and second guess anyones motives it will just consume you over time.in S 38 T 2 F 50
