i think the EA did it right TBQH.
The main thing is to get an offer of some kind on the table, at that point any buyer is emotionally involved and a decent EA will do their best to get the offer up to an acceptable level.
If youve had only 8 viewings in 6 weeks and no offers then the house is too dear, the EA are trying to get something going.0 -

But they did. They knew it was marketed at £260k. They were asking the EA how firm the vendor was...
The big question is "how accurate was that answer the EA gave"...?
I'm not sure what the OP would prefer. A £255k offer that they can then try to nudge nearer their preferred price, or no offer at all.0 -

I would be 100% certain that the viewer knew the asking price before booking the viewing.
Asking the EA to confirm the asking price is just polite "small talk".
(Or maybe the viewer genuinely wanted a reminder, because they were looking at a number of houses, each with a slightly different asking price.)0 -
We are not unrealistic with the price.The house was valued by 3 EA and it was 255-265 .We decided to go with 260 but to market it with "better " in our opinion agency.
We could accept 255 but it will depends on buyer position .As we do not want a huge chain.
Yes they did.And was nothing about the price.
1It was no knowing the area so good ,so they need to think about it
2.To high maintenance garden.It was a lady in her 60 and I do agree with it.But she insisted EA to see the house anyway .
3.Not enough space for the trailer.Brcause they wanted to keep the lawn in front and was not enough space on driveway for 2 cars and a trailer.
4. Too small.
5.They would like to upgrade the conservatory and they will ask for quotes.
6.No feedback.
7.They liked other house which was showed the same day.
And I do agree that the EA needs to do everything about getting some offers.
But the way it was done it is not acceptable.0 -
What is the real market doing not EA valuations

There are about 13 agents with office space in my town. There is about 10 properties a week coming to market.
Gone are the days of realistic valuations. Every single one of them overprices properties to gain an instruction, with the hope of reducing them down later.
Take ea vals with a pinch of salt. The real valuation is the person paying the money, and none of them feel its worth what's being asked.
I don't think this is that bad from EA , it's just a way of getting an interested party to the negotiating table.0 -

As a buyer I sometimes get these price hints ... a few have pointed out to me that a house £10-20k over my budget could be bought for my budget if I were to be a serious buyer....
I am a serious/cash buyer, agents know my funds.... agents have given me these price hints to try to nudge my arm to view/buy.... I've been tempted by these conversations with agents.
It'd be a rare buyer, especially currently, who'd meet your asking price - and the ultimate power is in your yes/no.
If the agent said it and they offered £255k and you knocked it back it MIGHT be that they then met your price so they "didn't miss out".
I'd not see it as a breach, but a tactic to try to get potential buyers interested ...
He probably only says it to those he thinks he can "tip over the edge".0 -
Well the thread is not about the price itself.
Is about the EA and the way he was handling a talk with potential buyer.
Well the house is worth only what someone is ready to pay for it.
Is not the Scotland that you have to offer above the asking price.
I bought the house 10k under as I was a cash buyer no chain and I was very flexible with completion date.
So offer could be low but always other circumstances counts as well and the EA was instructed about it.
But way he worded it took 5 k off asking price without any negotiation.0
