New Tenancy- Wires having out of walls!

Long story cut short:

Moved into rented house. Paying substantial amount of rent. Have an issue with bedroom as there are 3 exposed wires coming out of the walls (previous light fittings). To make matters more interesting - there is a fully functioning roll top bath in the bedroom (strange I know) and one of the wires happens to be right above it.

I have raised my concerns with landlady - have been told these wont be fixed before christmas as they are too expensive to fix. And have been reassured that wires are not live and to use common sense and not to touch these with wet hands.

Please help, where do I go with this? Seems utterly absurd.

    Contact your local council's private renting department about the wires and ask for advice.

    Id just put them in a junction box and push through to the attic (or ceiling void). Costs a few quid for a waterproof junction box.

    Put your concerns, together with a photo, in writing. Send your letter to your landlady at the address provided "for serving notices".

    Make clear that as there is a clear electrical risk you are looking for the matter to be resolved within a week.


    Do not try to fix this yourself - she says the wires are not live but you do not know for sure.


    If the response is negative or no response, then contact Environmental Health at the local council.

    It is because of ladlords like this that the government is introducing new rules requiring all landlords in Eng/Wales to have a valid electrical safety report similar to gas safety. Due any month now......

    If the wires are "not live" why would you need to take care not to touch them with wet hands..?

    Your landlady sounds like a nightmare. Listen to G_M, please, he is a landlord who helps loads of people on here, notably tenants.

    You could also check out the websites of both Shelter and the CAB.
