    You live at your boyfriends. I think that's clear enough.


    But the issue really isn't that significant, it's just tax, you already pay it on your wages.

    Up for debate - is there a clear definition under the law. As all my documents/banks are registered at my house. All my stuff is still at my house - I just go and collect clothes every few days/ go home to wash clothes. Again I suppose it doesn't matter for this issue.

    Funnily enough I think there's a law somewhere about who a cat belongs to. If it sleeps and eats in your house it belongs to you... is this the same for humans :rotfl:

    Really interested in this topic as I'm thinking to buy a studio flat and run it on Airbnb for a bit...is there maybe another competitor to Airbnb where it could be possible be rented out another 90 days?
    Basically rent the property on different platform like airbnb if that makes sense?

    I've had several insurance companies decline cover if I rented any part of my house out via AirBNB.


    Running a property as a commercial lettings business is a long way from renting a room to a lodger.

    Just be careful that there aren't covenants in the lease that bar the letting of flats as AirBnB. We've just had to ask a couple of flat owners on our estate to stop AirBnB following complaints from neighbours.

    My understanding was the exclusion of Air BNB to the rent-a-room relief was dropped from the Finance Act 2019. As such, provided the property is you main residence, you should qualify.

    s784-802 of ITA 2005 have the details.

    There's nothing in the legislation to state that (a) it must be a room or (b) you must actually occupy the property at the same time as the person renting.
