Distance selling - will I get a refund?

I purchase a fireplace online after checking the dimensions on the sellers website
It arrived yesterday and husband unwrapped it and set it up and put it in the alcove for me to say it looked a bit tight for space.
Reading the paperwork that comes with it it says it needs a certain space around the fireplace to be safe but we don’t have this.
I’ve tried contacting the company by phone or email but no luck yet but I had a look through their t’s and c’s and says we will be liable for a percentage cost of the item has been unwrapped / used.
The fire was around £400, and it looks like we will have to pay for the return shipping too which I’m expecting to be expensive as the item weighs over 22kg and is bulky.
How much is a reasonable amount to expect the company to deduct from the refund?

Do the dims on their website accommodate for the vent space, or are the dims the actual dimensions of the fireplace?0

How was the fireplace delivered to you?(Courier? pallet?)
Deduction for packaging should be minimal in my opinion but what information did they provide you by email or on paper with the goods?In the game of chess you can never let your adversary see your pieces0 -
As per others, you need to determine whether you've misunderstood what they've advertised, or whether what they've advertised is misleading.
The former = you (probably) have to pay to return and face a reduced refund due to loss in value caused by your handling of the goods. If you've marked the goods when trying to install it then you'd be facing more than just the opened packaging value loss.
The latter = the seller is liable for all costs caused by their breach of contract.0
