Home Report Survey

Evening folks, Just wondering if anyone can offer some advice going forward with a few issues on a recent survey.

I have a couple of 2 ratings referring to things such as the chimney not having a cowl or lead flashings. there was some steps that were above the DPC brick work, one hole in the side wall as well as a poor fitted door which has led to some damp issue on the inside wall behind it.

The issues that came with a 3 warning were visible damp and very high readings to one wall which is by the door as mentioned above and also!there!are!no!collars!across!the!span!from!purlin!to
purlin in the roof structure.

The electrics and gas also came back with 3 warnings but presuming this is because they had nothing in terms of certificates and solicitor would deal with this? Although pretty confident its old electrics and was considering a re wire anyway as it is a 1940s property.

There was also a warning that its in a high flood risk area though I've lived relatively local for many years and never know it flood(will this be more costly for insurance?). Another issue is the difference in size quoted in SQ meters in the report is around 50% higher then the advertised dimension on the property floor plan which i believe to be roughly correct.

Been a FTB and not totally sure on everything i was wondering if you have any idea how much some of these issues may cost? Not sure what to do from here really as property needs some work already regardless of the report. Do i accept it and do the full house out, Offer a little bit less and see what they say to cover some costs or just walk away? Been hunting for a couple of years in this area but feel i may be taking more on then i first though. Thanks

    one hole in the side wall :huh: 2 foot wide? a pin hole? Come we - need some detail!

    No. It's '3' because the surveyor strongly recomends you take action by getting them checked. It's not an indication of anything wrong. He does not know.

    :rotfl:the solicitor deals with legalmatters. He knows nothing about gas or electrics. You need an electrician if you want the electrics checked!

    Offer a little bit less and see what they say to cover some costs based on what you've written, if I was the seller I'd think you were a Chancer and start looking for a more serious buyer

    or just walk away? Why walk away if you like and want the house?

    GM I meant on wether they obtain the certificates off them rather then come round and test them there selfs! :rotfl:

    The hole in the side wall was more of a case of half a brick missing almost looks as if somethings hit it and its slowly started to chip away as a result of not addressing the issue earlier

    The property is 1940 as an estimate and roof report does say it appears alright at the moment but should be addressed as serious.

    And also i meant this will be the first property i have ever owned,

    well the solicitor can write ans ask - chances are the answer will be 'none available' or similar. Few people have them (except landlords).

    1 brick = £0.20p from a builder's yard (or free from.... council tip? Roadside?
    20 minutes work = £20?
    There's little here to worry about. Just needs some ongoing tlc. Welcome to home ownership!

    There are no meaningful certificates, apart from anything which has recently been installed. If you want the gas or electrics checked (and it's hardly compulsory unless you have reason to be concerned), you get your own specialists in to do it.
